What is your design style?

We work with a wide range of design styles and tailor each project to the client’s taste, lifestyle, home, and budget. Our experience includes modern, contemporary, transitional, traditional, modern farmhouse, coastal, minimalist, Art Deco, Bohemian, mid-century modern, Mediterranean, Spanish, rustic, Scandinavian, Wabi-Sabi, industrial, and mountain styles, and more. Rather than applying one signature look, we focus on creating a cohesive design that feels personal, timeless, and appropriate for each space.

What types of projects do you take on?

We primarily work on residential interior design, including new builds, full home remodels, additions, and ADUs. Our services include kitchen design, bathroom design, living room and bedroom design, space planning, furniture layouts, custom cabinetry and millwork design, material and finish selections, lighting and fixture selections, 3D renderings, and detailed design drawings. We also provide exterior and landscape design, including outdoor living spaces and cohesive indoor-outdoor design. While residential design remains our main focus, we have also completed a range of commercial projects.

Do you take on small projects?

Yes. We work on projects of all sizes, from individual bathroom and kitchen remodels to full-home renovations, new builds, ADUs, and larger residential or commercial projects. We can also help with smaller design needs, such as designing a single wall, selecting finishes and furnishings, reviewing your material or product selections, or providing design guidance when you simply need a professional opinion. Smaller projects and individual design services can be billed hourly, allowing you to get the help you need without committing to a full-service design package.

Do you provide permit sets?

We do not provide permit sets or engineering drawings, but we can complete much of the design work before those documents are prepared. This can include space planning, interior design, exterior design, landscape design, floor plans, elevations, layouts, and detailed design drawings. Once the design is developed, our drawings can be passed to the architect or engineer, who can complete the required permit set and prepare the documents for city submission. This approach can help reduce overall design costs by completing a significant portion of the work at our more competitive design rates.

Do you need frequent site visits?

Our detailed drawings and photorealistic renderings provide the construction team with clear visual and technical direction throughout the project. While some design approaches rely more heavily on frequent site visits to clarify details in the field, our comprehensive documentation is designed to answer those questions before construction begins, reducing the need for on-site clarification. Site visits are always available when needed or requested and are billed separately.

How is pricing structured?

Pricing depends on the service and scope of work. Many services are offered à la carte, and a general price list is available on the website to download. Smaller projects, individual design needs, or projects that do not require a full scope of services can also be handled on an hourly basis. Final pricing is provided after a free online consultation so we can understand your project and recommend the appropriate level of support.

What areas do you serve?

We are based in Orange and primarily serve Orange County, Los Angeles, and San Diego. We also work with clients throughout the United States and can manage many projects remotely through detailed drawings, photorealistic renderings, and comprehensive design packages. For remodels, we can work from measurements, floor plans, photos, or videos, while new construction projects only require architectural floor plans. This allows us to take on projects outside of California without the need for an in-person visit.

For local projects, we can visit showrooms and go material shopping with you to help select finishes, fixtures, and other products in person. For out-of-state projects, we source materials and products from major brands widely available throughout the United States, many with showrooms nationwide. Clients can visit their local showrooms to view products in person, while material and finish samples can be shipped directly to them. Products can then be purchased and delivered locally, making the design process convenient for clients anywhere in the country.

Do you offer a free consultation?

Yes. We offer a free initial consultation online to learn about your project, answer questions, explain our services, and help you determine what level of design support you may need. During the consultation, we can also share our screen and show examples of past projects so you have a clear understanding of our process before moving forward. You can view our calendar, see our availability, and book an online consultation directly through the Contact page. In-person consultations are available for a separate fee.

Do you visit showrooms with clients?

Yes. For selected materials and products, we can visit local showrooms with you and help guide the selection process. For items such as tile, wallpaper, flooring, carpet, and engineered wood, showroom visits can be especially helpful for comparing colors, textures, and finishes in person. Larger projects, such as designing an entire home, may also include additional showroom visits for items used throughout the house, such as doors, hardware, window treatments, and appliances. Clients also receive our resource list and are welcome to visit recommended showrooms independently if they prefer.

What makes you different?

What sets us apart is the way we combine design expertise with a more efficient and cost-conscious process. Our international support team helps us keep design costs significantly lower while maintaining a high level of service. Unlike many designers, we do not add markups to furniture, materials, or decor, so you pay only for our time and available trade discounts are passed directly to you. Our detailed drawings also give contractors clearer direction, reducing unnecessary questions, repeated site visits, and additional coordination fees. We also look at the project as a whole, considering space planning, furnishings, and how the interior and outdoor areas work together.

Can I hire you for one service?

Most of our services are flexible. You can choose only what you need, from space planning and detailed design drawings to 3D renderings, material sourcing, or other individual services. Whether you need help with a full project or only a specific portion, you can select the services that best fit your project. For smaller projects or occasional design needs, you can also work with us on an hourly basis rather than committing to a full scope of services. All hourly work is tracked and recorded through Clockify, and detailed timesheets are provided for complete transparency.

Do you provide as-built plans?

Yes. We personally visit the site and take accurate interior, exterior, and landscape measurements using a laser measuring device. If the landscape is sloped, a professional surveyor may be needed.

What if I already have floor plans?

If you already have a floor plan, even as a PDF or image, that is very helpful. If CAD files are available, even better. However, for critical areas such as kitchens and bathrooms, we still need to verify dimensions before designing. If the home is older or has been modified over the years, we may need to measure more extensively or recreate the plans to make sure they reflect the current conditions. If you do not have any plans at all, we can measure the property and create the necessary as-built drawings.

How long does the design take?

Timelines vary depending on the size and complexity of the project. A larger remodel that includes common areas, the kitchen, and multiple bathrooms may take seven to eight months or more for the design phase, while smaller projects can move more quickly. On the other hand, designing a single kitchen may take approximately one month to complete. Timely client feedback also has a significant impact on the schedule.

Do you add markups on products?

Unlike many design firms, we do not add markups to materials, furnishings, or décor. We maintain designer trade accounts with popular brands such as Pottery Barn, Crate & Barrel, West Elm, and other major furniture, lighting, and décor brands. Depending on the brand, trade discounts can range from approximately 20% to 40%, and all available discounts are passed directly to the client.We do not resell products or add a markup. You purchase the products directly and pay applicable sales tax. We can assist with selections, specifications, samples, ordering, and returns through our trade accounts. You simply pay for our time handling these tasks, with no markup on the products.

Will you use my ideas?

Absolutely. Your preferences always come first, and you are never expected to accept a recommendation you do not like. Our role is to guide you, explain the options, and help refine your ideas based on our experience. If there is something you really want, we will do our best to make it work within the overall design so the final result still feels cohesive, functional, and true to you.

Do you handle construction?

We do not provide construction or contracting services. Clients select and hire their own contractor, and we work closely with them to communicate the design intent. Our detailed drawings typically answer most questions before construction begins, but we can also visit the job site when needed to review progress and help make sure the project is moving smoothly.

When should I hire a designer?

Ideally, as early as possible. Bringing us in before construction, purchasing, or major decisions begin allows us to help with space planning, layouts, materials, finishes, and other key selections before costly mistakes are made. We can also step into projects that are already underway and help with the remaining design decisions.
