We primarily work on residential design, including new builds, full remodels, additions, ADUs, and interiors and exteriors. We’ve also completed many commercial projects, though residential work remains our main focus.
Yes. We design interiors, exteriors, and landscapes to ensure a cohesive, fully integrated result across your entire property.
We do not provide permit sets. For large remodels or new builds, you will usually need both an architect and an engineer. For smaller projects, you may only need one depending on the scope of work, or you may not need either if there are no structural changes. Typically we provide the floor plan design, as-built plans, landscape, and exterior design. Your architect or engineer then bundles everything into a permit set for city submission. This way clients save money since our design fees are lower than what architects or engineers charge for the same scope.
Yes, we coordinate with your contractor or architect throughout the project. Our drawings are highly detailed, which minimizes the need for frequent site visits and reduces the chance of confusion during construction. This helps save time and keeps the project running smoothly.
We work on a fixed-rate basis. A general price list is available on the website, but final quotes are provided after an initial meeting to assess your specific project needs.
Absolutely. Our detailed drawings and design packages make it easy to manage projects remotely, allowing us to work with clients throughout the United States. We’ve successfully completed projects in several states, including New York, Utah, and Texas.
Unlike many interior designers, I’ve worked in both interior and architectural studios, which helps me approach each project holistically. Most architects don’t plan furniture layouts because software like Revit isn’t built for that, so window placement and flow are often off. I design with everything in mind — furniture, standard rug sizes, views, window placement, exterior, and landscape — all at once. This means fewer revisions, better function, and real cost savings for clients.
Most of our services are flexible. You can choose only what you need — from space planning to construction drawings, 3D renderings, or material sourcing. Whether you need help with the full project or just a portion, the decision is yours.
Yes. We personally visit the site and take accurate interior, exterior, and landscape measurements using a laser measuring device. If the landscape is sloped, a professional surveyor may be needed.
Not necessarily. You can check with your city to see if they have a floor plan on file. However, in most cases we still need to measure the property. City records often don’t reflect the current layout, especially in older homes that have been modified.
It depends on the scope of work. For a typical remodeling project that includes city permits and design for the kitchen and multiple bathrooms, the entire process usually takes around 7 to 8 months. This assumes clients respond to feedback and drawing reviews within a day or two.
Unlike many designers, we don’t add markups. You only pay for our time. We help select materials and fixtures, provide samples and specifications, and assist with ordering through designer trade accounts so you can take advantage of exclusive discounts.
